Your responsibilities
What the Responsible Person needs to do
Under the Regulatory Reform (Fire Safety) Order 2005, the person in control of the premises must keep the fire alarm working. In practice that means:
- Test the system every week from a different manual call point, at about the same time, and record it in the logbook.
- Keep the logbook up to date with tests, faults, false alarms and services.
- Have the system serviced by a competent company at least every six months.
- Tell your fire alarm company before building work, changes of use or new partitions, as these can change what the system needs.
- Put the system “on test” with the monitoring centre before testing, so no one is called out.

Common fire alarm questions
BS 5839-1 recommends a service by a competent person at least every six months. Some sites, such as those with higher risks or insurer requirements, need more frequent visits. Each service ends with a maintenance certificate.
The Responsible Person under the Regulatory Reform (Fire Safety) Order 2005, usually the employer, owner or managing agent. They must make sure the system is tested weekly, serviced and kept in working order.
Every week, using a different manual call point each time, recorded in the logbook.
It depends on your fire risk assessment. L categories protect life (L1 is the highest), P categories protect property and M is a manual system with call points only. We agree the category with you at survey before anything is designed.
A conventional system tells you which zone an alarm came from. An addressable system tells you the exact device, which makes faults and false alarms quicker to find. Larger or more complex buildings usually suit addressable.
Yes. We audit the system, give you a written report, rebuild missing records where we can and then maintain it, whoever installed it.
A standard system should run for at least 24 hours on standby and then sound the alarm for 30 minutes on battery power. We calculate battery size as part of every design.
Design, installation, commissioning and acceptance certificates, as-fitted drawings with a zone chart, a logbook and a maintenance certificate after each service. If you can't find yours, a takeover audit is the place to start.
