About this tool

The SPS Technical False Alarm Cost Calculator is a free online tool for commercial premises. It uses the number of false fire alarms in the last 12 months, people evacuated, time lost and local fire and rescue service policy to estimate the annual and three-year cost of false alarms, including persistent false alarm charges where they apply. It covers Humberside, Lincolnshire, South Yorkshire, West Yorkshire and North Yorkshire, calculates the BS 5839-1 false alarm rate per 100 detectors, suggests remedies for common causes and produces a downloadable PDF report. Figures are estimates.

The True Cost of a False Fire Alarm

Every false alarm stops work. Staff evacuate, someone investigates, the panel is reset and people return to their desks, tills or production lines. For 20 people losing 30 minutes, that is 10 hours of staff time each time the alarm sounds.

There are other costs too: lost sales while a shop is closed, engineer or keyholder call-outs, and fire service charges for persistent false alarms in some areas. The biggest risk is harder to price. When false alarms are frequent, people start to ignore the alarm, which is dangerous in a real fire.

Home Office figures for the year ending March 2026 show fire and rescue services in England attended around 255,000 fire false alarms, about 40% of all incidents. Around two-thirds were caused by fire alarm or fire-fighting equipment operating in error.

How Fire Services in Our Area Handle False Alarms

Most fire and rescue services in Yorkshire, Lincolnshire and the Humber no longer send crews to automatic fire alarms at non-sleeping premises unless a fire is confirmed. Several also charge for persistent false alarms.

Humberside Fire & Rescue Service: Since 1 December 2022, crews do not attend automatic fire alarms at non-sleeping premises unless someone on site confirms a fire. Premises where people sleep are always attended. Charges the Responsible Person for persistent false alarms from the fourth call-out to the same premises in a rolling 12 months. The minimum charge for 2026/27 is £446.25 per hour.

Lincolnshire Fire & Rescue: Since 1 April 2020, when an Alarm Receiving Centre reports an activation at lower-risk commercial premises, someone on site must confirm a fire before crews attend. Charges for the fourth and every further false alarm call-out in a 12-month period. The amount is not published on its false alarms page, so ask Lincolnshire Fire & Rescue for the current rate.

South Yorkshire Fire & Rescue: Since 6 January 2020, crews do not attend automatic fire alarms at offices, shops, industrial and public buildings unless a fire is confirmed. Sleeping-risk premises, schools and heritage sites are exempt. No false alarm charge is mentioned on its automatic fire alarm guidance.

West Yorkshire Fire & Rescue Service: Check your premises' attendance arrangements with West Yorkshire Fire & Rescue Service. Since 1 April 2014, charges for persistent false alarms from automatic systems from the fourth false alarm attended in 12 months, at one hour of its special service rate for an aerial appliance. Enter the current rate below if you know it.

North Yorkshire Fire & Rescue Service: From 1 July 2026, crews do not attend automatic fire alarms at commercial premises where people don't sleep, 24 hours a day, unless a fire is confirmed. Premises where people sleep are still attended. No false alarm charge is mentioned in its 2026 announcement.

The BS 5839-1 False Alarm Rate

BS 5839-1, the code of practice for fire detection and alarm systems in non-domestic premises, measures false alarms as a rate per 100 automatic detectors per year. Divide the number of false alarms in the last 12 months by the number of automatic detectors, then multiply by 100.

How to Reduce False Alarms

Most false alarms have a clear cause. Common ones include cooking fumes and steam reaching smoke detectors, contractors working without a hot works procedure, tests carried out without telling the monitoring centre, and dirty or ageing detectors.

Fixes range from moving or changing a detector to better procedures and regular servicing. Recording every false alarm and its cause in the logbook is the first step. Will the fire service charge me for false alarms?

It depends on your area. Humberside, Lincolnshire and West Yorkshire fire and rescue services publish charges for persistent false alarms, starting from the fourth in 12 months. Check your local service's current policy.

Does the fire service still come to automatic fire alarms?

At premises where people sleep, usually yes. At most non-sleeping commercial premises in our area, crews only attend once someone on site confirms a fire. Your emergency plan should say who checks and calls 999.

What counts as a false alarm?

A fire alarm activation where there is no fire. This includes alarms caused by cooking, steam, dust, contractors, faults, testing without notice and accidental or malicious use of call points.

How accurate is the cost estimate?

It is only as accurate as the figures you enter. The defaults are typical starting points. Change the number of people, time lost and hourly cost to match your site.

Who can investigate our false alarms?

A competent fire alarm engineer can download the panel event log, find the devices involved and recommend changes. SPS Technical is BAFE SP203-1 registered for fire alarm maintenance.
