Why organisations change maintenance provider
Systems degrade over time when maintenance isn't properly managed. Original installers move on, documentation is lost, compliance certificates lapse, and faults accumulate. When a fire risk assessment or insurance inspection identifies gaps, the question becomes: who can take responsibility and fix it?
SPS Technical specialises in inheriting exactly this situation. We don't require systems to be in perfect condition before we take them on — we assess, report, remediate and maintain from wherever things currently stand.
Under the Regulatory Reform (Fire Safety) Order 2005, the designated Responsible Person for a premises has a legal duty to ensure fire systems are properly maintained and fit for purpose. Where maintenance records are incomplete, compliance certificates have lapsed or systems are not being serviced to BS 5839-1 standards, the Responsible Person carries the liability — not the previous maintenance provider. A structured system takeover establishes a clear line of responsibility from day one and gives the Responsible Person documented, defensible evidence of compliance going forward.

Are You Locked Into a Closed Protocol System?
Many organisations are not unhappy with their system — they are unhappy with their supplier. Closed protocol systems are the reason they feel they cannot switch.
In a closed protocol fire alarm or security system, the equipment and software are proprietary. Only engineers from the original installing company — or directly authorised by the manufacturer — can programme, reconfigure or repair them. Parts are sourced from one place. That gives the provider complete commercial control:

Open protocol systems use industry-standard equipment and communication languages. Any appropriately certified engineer can service, programme and maintain them. Parts are available from multiple suppliers. Costs are competitive because the client has a genuine choice.
Our position on both
SPS Technical works across both. We can take over and maintain closed protocol systems where the existing equipment is sound. And where a system is due for upgrade or extension, we can advise on transitioning to open protocol — often retaining existing wiring to reduce cost — so the client is never tied in again.

Written Audit Report
We produce a clear written report covering the condition of each system, compliance gaps, outstanding remedial works and an action priority list.
Remediation Plan
Where systems are below standard, SPS Technical provides a costed remediation plan — prioritised and phased to fit operational requirements and budget.
Maintenance Contract Begins
Once systems are at an acceptable standard, SPS Technical takes over maintenance — issuing compliance certificates and managing the system under a planned PPM contract.
