Fire Alarm Maintenance to BS 5839-1 — Compliance Certification After Every Visit

Planned maintenance, reactive callout and full audit documentation for commercial fire alarm systems across Yorkshire, Lincolnshire and the Humber.

Fire alarm maintenance is a legal requirement under the Regulatory Reform (Fire Safety) Order 2005. BS 5839-1 sets out the maintenance intervals and technical requirements — and a BAFE SP203-1 accredited contractor provides independently verified evidence that maintenance has been carried out to the recognised standard. SPS Technical provides planned fire alarm maintenance across Yorkshire, Lincolnshire and the Humber, with compliance certificates issued after every visit and full documentation managed through AlarmMaster.

Fire Alarm Maintenance — Your Legal Obligations

The responsible person for any commercial premises has a legal duty to ensure fire detection and alarm systems are regularly maintained by a competent contractor. BS 5839-1 requires a minimum of two maintenance visits per year for most commercial systems. Insurers and local fire authorities expect documented evidence of maintenance — and a BAFE SP203-1 certificate provides the most defensible proof that your obligations have been met.

Frequency

How Often Does a Fire Alarm Need Servicing?

BS 5839-1 requires most commercial fire alarm systems to be serviced at minimum twice a year — typically six-monthly visits with a full device rotation across the two visits. Higher-risk premises, systems with a history of false alarms or systems that have been subject to building alterations may require more frequent visits. SPS Technical assesses the appropriate frequency during the initial survey and schedules all visits in advance.

1

Six-Monthly Visit

Representative detector sample tested. Call points, sounders and panel verified. Certificate issued. Standard for most commercial premises.

2

Annual Full Test

All detectors tested in full rotation. Complete zone verification. System log reviewed. As-fitted drawing checked against current layout.

3

Remedial Works

Any defects identified during visits costed and agreed. Remedial report issued. Works carried out before next scheduled visit.

4

Continuous Monitoring

AlarmMaster tracks device history, fault trends and compliance status between visits. Issues flagged before they become failures.

Higher-risk premises or systems with a history of faults may require quarterly visits. SPS Technical assesses the appropriate frequency during the initial survey and schedules all visits in advance — compliance is never missed because a diary reminder was forgotten.

AlarmMaster — Digital Compliance Records

SPS Technical uses AlarmMaster to manage maintenance records across all maintained systems. Every visit generates a digital record of every test result, every device inspected and every defect identified. Compliance certificates are stored and accessible for insurance audits, regulatory inspections and fire authority visits — with no risk of lost paperwork or gaps in the audit trail.
